Private Sector Leasing (PSL)

Private Sector Leasing is a scheme where Lerbern Business services leases residential property for a flexible term of up to three years.

These properties are then let by the Council to homeless families in need of temporary accommodation.

We offer private sector landlords:

• guaranteed rent 52 weeks of the year
• no voids or bad debts
• professional housing management services
• property inspection
• minor repair service up to a fixed sum.

Properties must:

• be in good, habitable condition
• have approved gas, electrical and energy performance certificates
• have three-star central heating breakdown cover.

Documents we must see to rent your property to tenants

When our staff process your claim for housing benefit, they will need to see:

1. proof of identity
2. proof of your rent
3. proof of income (earnings or benefits)
4. evidence of how much savings you have.

We need to see the original documents if you have them.

1. Proof of identity

We will need to see two pieces of identification, such as:

• passport
• birth certificate
• national insurance card
• driving licence
• letter from utility companies showing your name and address
• current wage slips
• bank statement
• benefit entitlement letter

2. Proof of your rent

To prove your rental amount, you need to show your tenancy agreement signed by you and your landlord, or a statement signed by your landlord confirming the details of your tenancy.

The statement should show the amount of rent you have to pay and any charges that are included (for example heating costs or meals).

3. Proof of earned income or benefits

We will need to see proof of your income in the form of recent and consecutive pay slips – five if you are paid weekly, three if you are paid fortnightly, or two if you are paid monthly.

If you are receiving benefits we will need to see your award letter, or other official notification, showing name, address, date and the amount of the award.

4. Proof of savings

We will need to see original bank statements (last two months), building society passbooks, post office books, share certificates, premium bonds and national savings certificates.
